AIA LandBase Pvt. Ltd. is a RERA-certified real estate consulting firm headquartered in Gurugram, Haryana. We offer portfolio management, residential sales, residential renting, commercial sales and commercial leasing — with every service anchored to deep, current knowledge of a single corridor rather than a citywide spread.
The firm is co-founded by Irfan Khan and Richa. Irfan holds an MA in Economics from Delhi University and brings two decades of real estate experience to the desk, having personally assisted over 1,500 families with property decisions across NCR. His co-founder brings a complementary background in banking and hospitality — a combination that shapes how the firm treats every transaction: financially literate, service-first, and unhurried.
Despite being a comparatively young firm, AIA LandBase has built working relationships with the region's major developers and positions itself as a considered voice in Gurugram's advisory business — favouring fewer, better-understood projects over a wide, shallow inventory.
